Our stay was much better than we had expected! We loved the surrounding area super close to the Lake and markets. Will definitely stay here again if we find our way back to Atitlan

Staying at The Seed was a lovely retreat for us, with some tranquility and solitude in an otherwise busy vacation and tour of Lake Atitlan. It was just what we needed mid-trip to relax and settle into a slower pace. We grabbed some banana bread and fresh tortillas from the bakery in town, and avocados and eggs to make breakfast at home, and really loved having the space to do so. We enjoyed doing yoga on the rooftop (of the main house) with a view of the lake, and wandering the gardens. It's a beautiful property. I especially loved having the cute cat around who made a home on the patio for the couple of days we were there. The design of this studio was simply amazing, and we definitely could've stayed longer.

Lovely, peaceful place. Spacious, clean and had all the amenities required for our 4 week stay. Stunning views, with private access to the lake/jetty with good swimming conditions. Easy walk into San Marcos and Tzununa. Eric was extremely helpful and friendly. He was always available to answer our queries. It was great to have a comfortable, relaxed space. We would highly recommend staying here.

We enjoyed the stay very much! The staff were really nice and welcoming. The cabins themselves were comfortable and clean. The finca was beautiful and relaxing. Definitely a cool spot to stay.

your stay at Alice's exceeded expectations. The grounds were beautiful, the food at the on-site French inspired restaurant is delicious with good variety and daily specials. They were fantastic with booking shuttles and gave directions on how to get to Tikal and Flores Island. Quiet and peaceful in the evening. There was a nice free to sit by in the evening. the showers are hot and everyone was friendly.

This was one of the best accommodations that we stayed during our trip. It was well worth the splurge. The showers were really warm and the kitchenette had all the supplies that you would need to cook. Beware that it's a 15 minute walk up from the port, make sure to stock up on supplies.

El tiempo en la casa de Javier fue muy agradable, es un lugar maravilloso para relajarse (mas o menos) lejos de la ciudad y disfrutar de la naturaleza. Javier siempre fue súper servicial y amable con todo, nos mostró Livingston y siempre estuvo dispuesto a asegurarse de que lo pasáramos bien. ¡Gracias por los hermosos días!:)

La cabaña es muy bonita, grande el jardin de la granja , por la tarde noche excelente iluminación, el área de la fogata muy funcional y acogedora, instalaciones excelente y limpias. Un lugar para ir a descansar, compartir con la familia y respirar aire puro

The hosts were incredibly welcoming and responsive, and the space is absolutely beautiful. Modern, light filled spaces are rare in Antigua, and with wardrobes to unpack, kitchen and laundry this place felt like home. I had a wonderful stay.

This is a great cabin to get away from everything. The construction is really nice, the bed is comfy, and the property is beautiful. When we were there the thimbleberries were perfectly ripe and so good. It's private and quiet (except when the cows cross the road). The insects and birds in the evening are relaxing from the upstairs porch. The wood stove is nice but can get a bit smoky where it's not sealed until the fire really gets going. Everybody involved is nice and helpful. You do have to get a tuk tuk or pickup to the property and they might try to overcharge you, but overall it's not *too* inconvenient to come and go if you're patient. It is out of the way and there's only a few places within walking distance, and no direct lake access nearby, but the place itself is lovely.

Very nice to stay here. You can hear the birds and it's very near the lake. I was looking for a place to work with good internet and I found it, very comfortable and with restaurants close by.

The place was perfect, the jacuzzi was ready to use.

What a lovely property! Perfect, restful space for 2 tired travelers. Close enough to walk into the city and boats, but far enough to be quiet and peaceful. We really enjoyed the amenities as well!

hola fue muy bonita experiencia, lo recomiendo, pero tal vez ayudaría un poco tener cortinas no trasparentes en la cabaña para sentirse cómodos. y no tener tantos lazos de colgar ropa en todo el espacio para que pueda apreciarse más el hermoso lugar. pero todo lo demás muy acogedor y Chello muy atento. gracias por la experiencia.

The directions take you to the entrance by the highway which has a steep decline, but you can actually avoid that by taking the road from town if you ask a tuk tuk driver to drop you off by the garden entrance to Hotel Uxlabil. Also if you exit that way you can walk straight to the pier without walking all the steep inclines. Just cross the little bridge. It’s easier than it looks to walk along the rocks to the left of the cabin towards the stone stairs if you’d like to have privacy while swimming. Very secluded during weekdays but the dock is used by locals during weekends. Waves crashing at night makes sleeping easy. The host is very nice and friendly.

This was my second accommodation in san Marcos and it was a perfect. Great location and so peaceful I loved the outside sitting area especially and the views are incredible. The outside bathroom area was incredible. The onsite staff were so lovely and looked after me well and I also had a what's app group that helped me thoughout my stay and went above and beyond. Thank you for an amazing stay, I hope to come back one day.

I’m not usually a nature enthusiast, but WOW—this experience was incredible! It literally felt like we were in a treehouse. So peaceful and relaxing, a perfect escape from the hustle of Antigua (which is just an easy 15-minute Uber ride away). The property is absolutely stunning, with breathtaking views everywhere you look. The on-site café serves food, but I’d definitely recommend bringing some groceries if you’re arriving in the evening—try to check in before 6 PM! There was a slight gassy smell, but honestly, that was such a small thing compared to how amazing everything else was. Perfect place to disconnect from the world and reconnect with yourself and/or partner. If you’re looking for a unique stay that blends adventure with tranquility, this is the place.

Such an amazing and serendipitous stay. This little lakeside cottage was exactly what I needed for my week away in San Marcos. The area is perfect and easy access to the downtown San Marcos area. The bungalow itself is super quaint and perfect for 1-3 people. Filtered water provided and a full kitchenette and refrigerator to prepare your own food. The fire pit was lovely as well which I wasn’t expecting. Whenever I plan to be back in San Marcos I will absolutely be checking to see if this airbnb is available during my planned stay. Thank you!
