The cottage was a great spot for a wonderful family get away! The space for 6 of us was great, room and bathroom accommodations were perfect. The area is so peaceful and quiet. It is a very easy and short walk to the lake, did some fishing and kayaking. There are also some walking trails close by, or the neighborhood is walkable, very quiet and scenic with all the trees. We did have some questions while there and Jennifer was great at getting back to us very quickly, as she has been from the very beginning. She gave us some great information on activities around the cottage, as well as, around the area. Was super helpful. Would recommend and would definitely stay again.

My wife and kids loved our stay there. Our only regret is not staying longer. We enjoyed the peace and tranquility that it offered. They had everything we needed to make the stay more comfortable. We can definitely say you must see this place.

Kim's home is as homely as one could ever feel like. The home is as genuine and authentic and real as Kim is. The experience was more unbelievable and amazing than we ever could've hoped for. I'll never pay to stay anywhere else in East Texas from now on. No other place could have been a better match, than Kim's, for my love for Lake Livingston and the East Texas area.

Amazing place to go with family and friends!

Amy was an amazing host. Very kind and considerate. Very responsive. The place is beautiful and cozy. Fun seeing all the wildlife. Great birdwatching, little turtles swimming nearby, fish jumping. Peaceful, neighbors are warm and unpretentious, people wave when you’re driving through the neighborhood. The bed was very comfy, everyone slept well, plenty of TVs for every one to enjoy in their rooms. Plenty of kitchen utensils and cookware to cook at home. The coffee bar was well stocked which is awesome. The snacks were a great touch and everyone enjoyed that. The available games were fun too. Only wish our schedule would’ve allowed us to stay longer.

The house was in fantastic shape and worked perfect for our quick weekend trip to see family. We would definitely enjoy staying again in the future.

We absolutely loved our stay here! The resort is beautiful. We grilled one night and had a blast with how much amnesties there was. Oh and the bed in the master bathroom with the barn door was the best bed we have ever slept on! We got the best sleep in that bed. Our friends enjoyed it. We are already planning another trip for next year

Our week-long stay at Franklin's home was truly amazing. The house is incredibly beautiful, clearly built with love and attention to every detail, which you notice from the moment you arrive. Every part of the house felt cozy and private. The upper terrace was perfect for bird watching, dining, and reading. The Jacuzzi was extremely comfortable and a great way to spend time with the kids. The fire pit was splendid, and there were so many places for barbecuing. The dock had everything we needed for fishing, kayaking, and enjoying the water. The surrounding nature was stunning, with beautiful sunsets every evening and a variety of bird species. We even spotted a crocodile, turtles, and plenty of fish in the water. Our family was so captivated by the experience that we didn't want to leave, and my son keeps asking when we can return. Thank you, Franklin, for allowing us to stay in your incredible home!

Such a fun get-away place for my family! My kids loved the outdoor activities and it was so peaceful waking up in the trees with the sunshine shining through the trees. It was a fun and unique experience!

What a lovely place with lovely views and sunrises! The house was clean and the kitchen was fully stocked! We had a very relaxing weekend!

The photos were accurate for the top half of the cottage. Lower portion had an enclosed area which is helpful for those mosquitos, but no TV for viewing which bummed the teen a bit. The hammocks were nice on the lower level. Two chairs were provided for the top deck so that was helpful in being able to take in the sunrises. Overall clean. There had been lots of winds prior to our stay so lots of dirt on the outside areas as well windows, but the inside was clean and orderly. Even had an electric tea kettle which was a plus. Bring your own kitchen towels if you do any cooking/baking. Otherwise quite comfy and would stay again.

We loved our stay here! The house was really clean and just as described. We loved being across from the lake and being able to fish. The kids enjoyed the games and playing in the backyard. Tyra was a great host, very friendly and helpful and always got back to us! Would stay here again!

We were in town for a fishing tournament. This house is absolutely perfect for people coming in to do something like that. The private boat slip has a power source right there, so you can plug your batteries in and keep your boat charged. The sun deck is an added plus. The house itself was very clean and well maintained. You can tell there is a lot of effort put into it. Keli was super responsive, and very pleasant to converse with. The fenced in yard is nice for pets, and well kept. I can’t say enough about our great experience here!

Well used space. Easy fit for 10 if majority are children I would say. Few spider webs especially on the patio which I had to clean which was no big deal until I got stung by wasp from wasp nest under one of the balcony chairs. Husband sprayed nest so I hope better for next guest. I stayed here 2 years ago and must say maintenance was better at that time in surrounding area pool, grass, community over all. bait shop now closed on premises (don’t fret a bait shop is within driving distance) In the home the upkeep is very good. Stocked with the essentials. Nice stay

My husband and I booked so that we could go to ren faire. This stay is a true hidden gem. it was peaceful and quiet which was very nice after a fun day at TRF. the furniture was comfortable and even though it was chilly outside it was so warm and toasty inside. absolutely would book again!

The location was a very serene setting. Out amongst the stars very peaceful and quiet. Just a few minutes from the casino so I went and won a little money and then took a little drive to Sam Rayburn dam. Nice little stay well worth the money. The host responded very quickly. If you just need some quiet time it’s a perfect place to be.

Verry roomy nice beds pleasant host 5 minutes to town. We enjoyed the pond and quiet walks

The house was very clean and comfortable. Great neighborhood to get the kids outside and off of devices!
